Once known mainly for its industrial warehouses and narrow alleys, Tejgaon is fast transforming into Dhaka’s central business district (CBD), fueled by rapid urban redevelopment, robust connectivity, and a wave of high-profile commercial investments.
At the heart of this transformation stands Mirai by Nirman, a bold new architectural statement and a symbol of the district’s ambition.
Strategically located between the city’s northern high-end neighborhoods — Gulshan and Banani — and the traditional business districts and government hubs to the south, Tejgaon offers both proximity and promise.

“We chose Tejgaon for Mirai anticipating its emergence as Dhaka’s future business hub. Unlike Gulshan, Tejgaon offers expansive land, boasts a scenic adjacent lake, and enjoys a strategic central position,” said Rahat Kamal, managing director of Nirman, the developer behind Mirai.
Commercial frontier
Tejgaon’s location places it within easy reach of the city’s major transport arteries, including roads, and proposed metro links.
The area has seen a spike in infrastructure investments in recent years, including upgrades to roads, pedestrian access, and multi-modal transit integration.
These improvements are not just cosmetic — they are boosting land value and attracting heavyweight corporate tenants.
Today, Tejgaon is home to corporate giants such as Akij Group, Unilever, Robi, and BRAC Bank. Luxury brands like Mercedes-Benz, BMW, and Audi, and hospitality leaders like Hilton and Swissotel have also staked their claims.
And now, with the launch of Mirai, the district is turning into a dynamic zone for international-grade architecture and next-generation commercial infrastructure.
A visionary tower for a transforming city
Rising 30 storeys into the Dhaka skyline, Mirai by Nirman is more than just another office tower.
Designed by the renowned Finnish firm ARCO Architecture Company, the building reflects Nordic principles of clean lines, sustainability, and user-centric planning.
Its sleek glass facade and sculptural form offer a striking contrast to the utilitarian structures Tejgaon was once known for.
“Mirai by Nirman is envisioned as a modern architectural landmark that harmonizes functionality with aesthetics,” Kamal said.
“It reflects both modern sophistication and local relevance, setting a new standard for high-rise design in Bangladesh,” he added.
What truly sets Mirai by Nirman apart is its embrace of cutting-edge construction and technology.
It is one of the first commercial projects in Bangladesh to be fully designed using Building Information Modeling (BIM), allowing global consultants and engineers to work collaboratively in real time on a single intelligent 3D model.
The tower also incorporates post-tensioned (PT) slab technology — a rare feature in the country — which enables larger spans, slimmer floor plates, and superior seismic resistance.
“PT slabs reduce material use, improve durability, and offer better earthquake resilience by redistributing seismic forces. It is an example of building not just for the present, but for the future of commercial architecture in Bangladesh,” Kamal noted.
Investing in the future
Tejgaon’s rise has not occurred in a vacuum.
Strategic government planning, zoning reforms, and targeted infrastructure investments have laid the foundation for its transformation.
The area is now a focal point for urban planners aiming to ease the pressure on Dhaka’s older business zones.
“At Nirman, we view Tejgaon not merely as a location but as a cornerstone of Dhaka’s future growth. Mirai by Nirman is designed to complement this vision—integrating global design standards, advanced technology, and sustainable practices,” Kamal said.
As Dhaka’s skyline continues to evolve, Tejgaon stands poised to lead its next chapter.
With rising demand for high-quality office space and premium amenities in a central location, the district offers businesses both prestige and practicality.
In a city long defined by congestion and compartmentalization, Tejgaon and Mirai by Nirman represents a rare blend of connectivity, innovation, and vision.
And that makes it not just the next commercial hotspot, but the heart of Dhaka’s business future.
