The rarest of commodity

Aftabnagar has all the hallmarks of a perfect place for settling down and the capability to provide investors immediate gratification of enjoyingthe fruit of their investment

Throughout history, people have crossed mountains and oceans in search of what they consider most precious. Sometimes it was gold, sometimes gemstones, but sometimes, what they were searching for was some land to claim as their own. The call of land still persists in modern times among modern people. However, now the most appropriate and effective form of acquiring land is through purchase. And still, people go to faraway places in search of available, as well as developable, land.While, if given the opportunity, most people would buy land near city centres. Unfortunately, though, adequate purchasable land within a metropolis such as Dhaka is very hard to come by if not impossible. But there is still a place, well within the bounds of Dhaka and adjacent to the city centre, that has land for sell — Aftabnagar.

At the moment, Purbachal and its nearby areas are the proverbial “Golden Goose” that everyone is after — understandably so. Purbachal itself will be a shining beacon of planned urbanization that the country has needed for so long. But that shining urban landscape is still quite far from being ready. Only recently has handover of plots begun. It will take a decade or so, at its earliest, for Purcbachal to begin to come onto its own as the location is quite far from the city centre — near the edge of the north-east corner of Dhaka. Most importantly, though, finding anyone who is willing to sell their plot in Purbachal is rare, to say the least, not to mention astoundingly costly. After all, it is one of the most coveted pieces of commodity in Bangladesh.

As for Purbachal’s adjacent areas, there are plenty of lands that are available to buyers and many people, at least until the Covid-19 pandemic, regularly bought and fulfilled their dream of owning a piece of land.Depending on the project, the price also seemed to be quite reasonable. Many private developers, since the last decade, have been pouring sand and making the land there ready for development with the lure of being adjacent to the government-sanctioned Purbachal New Town. However, many of those land projects were, in fact, even further away from Purbachal and lacked/lack many of the infrastructural elements necessary to begin property construction.There are even a few projects in the area that are underwater but are still being sold.

On the other hand, neither Purbachal New Town nor its adjacent projects can provide what almost all of Aftabnagar can —a genuine ready-plot where construction can begin immediately. The place is ready. There is no need for sand-filling. It has proper asphalt roads and a thriving community of people. Aftabnagar has all the hallmarks of a perfect place for settling down as well as the capability to provide investors immediate gratification of enjoying the fruit of their investment. A buyer would not have to wait years after year to gain access to their purchased plot nor have trouble with most utility connections. The frame of a “perfect urban city” is already in place in Aftabnagar, or Jahurul Islam City as it is officially called.

Furthermore, Aftabnagar is not located in a faraway land either. To some extent,it is right between Dhaka North and Dhaka South within the greater Badda Thana. The Pragati Sarani road is right next to Aftabnagar as well as the influential Hatirjheel project that connects a number of major areas of Dhaka. Thanks to these two roads, residents of Aftabnagar can enjoy some envious levels of connectivity that is often hard to come by in the capital. There is no need to go out of the city to reach this “mini city” and no one has to claim that Aftabnagar is “just a stone’s throw away.” Almost all the major spots of the city — be it Motijheel, Gulshan, Uttara or Mirpur — can be reached within the hour from the entranceway of Aftabnagar.

The people of Aftabnagar also have the advantage of living in a quiet and serene location —a suburban feel despite being in a central location. Very few areas in the city can actually boast of a quiet neighbourhoodand Aftabnagar is one of them. Still, how many of those areas can actually offer purchasable land?There’s a weekly bazaar that sells fresh produce brought on directly from the fields. Such experiences are precious as well as few and far between. A homely feeling, fresh air, tranquility — these things are rare in Dhaka. But this quaint little neighbourhood has all of those things and more. Most importantly, though, people have the opportunity to buy land in Aftabnagar and not just apartments.

While the modern real estate is apartment-oriented,many people would prefer buying a piece of land to build a home that they have dreamed of — and that is possible in Aftabnagar. A quick tour through the area shows how so many people are making their dream come true. Construction of multi-story buildings can be seen all throughout the area with many more empty plots in waiting, not to mention a rapidly developing infrastructure. Aftabnagar is not a part of the “future Dhaka,” it is a part of today’s Dhaka. It is a place where people can invest in land, build a home and enjoy all the comforts and conveniences of living in the city centre.
