Scheduling to keep things running

Keeping track of tasks is especially important if a landlord has to take care of more than half a dozen flats or properties

A building has more than just a handful of moving parts that need to be taken care of on a regular basis. For apartment owners, that number is mostly limited to their own property with one or two aspects regarding the overall building. But for landlords, who are the sole owners of an entire building (or more), their responsibilities do not end with just providing housing to their tenants – it extends to maintenance as well. That is why the number of things that need to be looked after or maintained by the landlord is a lot – which is why it is quite easy for many new, and even veteran landlords to become overwhelmed by the sheer number of facets that need monitoring. And it is not like these tasks or aspects can be ignored either – they are essential to the overall state and condition of a building. So the best way to be on top of everything is to keep a daily task of things that need or have been done.

Every property has a number of individual aspects – like a water connection, a gas connection, tiles, pipes, fittings and so on – that need to be maintained. While landlords will not have the necessary time and scope to check each and every aspect, they need to be aware of their state so necessary preemptive action can be taken before they become impaired and cost more in the long run. Think of it like this – just as preventing a disease is better than treating it, regular checkups and keeping tabs on things help landlords assess damages while also aiding property owners to determine the cause behind the damage since there will be comparable records. Even if the task seems tedious, the action will help landlords be more organized in their property maintenance.

Speaking of which – a landlord can detail out their plan for maintenance by having a daily list of monitors. Paying attention to one apartment while neglecting another is not an option for landlords. All property needs to be equally and properly maintained. So if the landlord is aware of the needs and the urgencies of the concerned tasks of all properties under their care, they can spread the tasks out, make a calendar if necessary and schedule their commencements without encumbering themselves. This way the work will not pile up either and this minimizes the chance of any impairments. And if anything does break, the landlord can quickly take the necessary action – something the tenants will surely appreciate. This, in return, will work towards enhancing tenant satisfaction. A common complaint by tenants is that many landlords refuse to take their share of responsibilities when it comes to repairs or property maintenance – and even if they do, the action is sparse and improper. So if a landlord does indeed checkup on their property on a regular basis, much of this can be avoided.

Aside from helping landlords keep things organized, maintaining a list of tasks can also be financially beneficial in two ways. First by making the lifespan of various aspects longer. And second, repair and maintenance always tend to be much less costly than replacement. So if there are landlords who do not prioritize tenant comfort very highly, the financial benefits of keeping a list are sure to sway them. There is also another benefit to this – even though it is not directly financially advantageous, it deserves mentioning. Listing the task can help by preventing unexpected expenses that may arise from unforeseen repairs, which could then stack up and become a burden. Regardless of necessity or motive, at the end of the day, there is a great need for proper tracking of various maintenance items by the landlords. And underestimating that need or overlooking it can lead to costly mistakes.
